Off Market Property

'Off Market Property' is a term which is over used in our industry and all too often inaccurately but when a property is genuinely off market there are obvious advantages to the purchaser. At Irvine & Cole we put a great deal of our time into making the contacts and forging the relationships which can genuinely bring these opportunities about. Off market properties come to us in many different ways:

    - The agent who knows a property is coming to the market later that month or year but gets us the one off viewing now for our buyer.
    - The interior designer who has nearly finished their work on a property that they know is going to hit the market soon.
    - The architect who is confident he is about to have a planning application approved for his client who intends to sell once successful.
    - The existing client who wants to sell discreetly through us.

These are just a few examples of the many types of people who bring us off market opportunities and we take pride in making sure we explore every avenue and contact that could prove fruitful for a client.

For decades some of the finest properties in central London have changed hands without ever coming to the open market and this is becoming more and more common not just for the fifty million pound trophy house but also the more common place properties. The advantages of finding an appropriate property that is not on the open market are obvious. Competition is seriously reduced or eliminated all together allowing for optimum negotiation for the client and avoiding a bidding scenario. For our investors and developer clients the majority of property we source for them is off market or discreetly marketed. The benefits of these opportunities are not just to the bank balance. It is hard to put a value on securing that perfect home; the kind of property which so rarely comes to the market and that you would never know about if hoping for it appear on the world wide web.
